short sale就是房产的销售价低于房产的债务。通常发生在借款人无法偿付房贷的时候，但借款人决定宁愿销售房产承受损失，好过压迫贷款人(还款)。

然而这个合约，并不一定意味借款人可以不用付剩余的贷款额。

借款人无法付月供，这仅仅是常见的情况，既非必要，也非充分。

至于债务解除，也不是必然的结果，不过就美国的现在，大约99%吧，债务都随short sale解除了。
